Here in DFW, 43-52% of home purchases went to "institutional buyers" in recent years. But nationally? Only 2.5% are the big players like Blackstone.
So what's the truth?
Here's the problem: we have NO IDEA who really owns what. Property records are a mess. That "mom and pop" landlord with 2 houses? Looks the same in the data as a private equity fund hiding behind 200 different LLCs.
And the best part? Trump hasn't even said HOW he plans to do this. No executive order. No details. Just... an announcement.
Will this help affordability? Maybe at the margins. But until we start building a LOT more homes (which we're not), this is just political theater.
